USDA Loans in the State of South Carolina



Income Eligibility 

To be eligible to purchase a home in the State of South Carolina, your household income must be under $112,450 for a household of 1 to 4 persons.  For households of 5 persons or more, the household income must be under $148,450.  There are two exceptions to this:  Charleston/North Charleston ($120,900 for 1-4)($159,600 for 5 or more) and Beaufort/Hilton Head/Bluffton ($116,000 for 1-4)($153,150 for 5 or more).


Area Eligibility

USDA lends in areas that are considered to be rural or semi-rural.  That covers a lot of ground in South Carolina.  About 85% of the territory in South Carolina is eligible for USDA lending.  The map below shows a zoomed-out overall view of the entire state and the areas that are colored beige are urban areas that are not eligible.  ALL other areas not colored beige are eligible for USDA financing.


Other than the metropolitan areas of South Carolina's major cities, the majority of the territory in South Carolina is acceptable for USDA lending.  The USDA website has a great interactive tool which will allow you to zoom in on this map and see in more detail which areas are eligible.  You can also type in a property address to see if the property is eligible.  Below is a link to the USDA website:
